I t thought this might interest you. My oldest kid is trying to sell a house in Bozeman. Not going well. 20 showings. Zero offers. Bozeman was mostly immune in the last crash. He’s got it priced to high and now with the NAR changes, where are the buyers going to come from.

I get stats from a friend of mine in the real estate analysis business. She tracks Bozeman for me.

Inventory +40% YOY

Sales-Flat through May, trending down in June, tanking in July.

Median Sales Price -7.3% in July

Median Sales Price -11.3% YOY

And July data is based on a 3 month rolling average of sales that we’re likely made March-May. So the reality is worse.

As I said, Bozeman did fine in the GFC. There was tons of dollars pouring in to that area with the expansion of Big Sky and Yellowstone Club a few years past BR and growing as a bug out spot for the rich and famous.

But if Bozeman is heading downhill, I can almost guarantee it’s coming to your town (rhetorically speaking) over the next few years.
